How the Cian API works
Cian is a normal ReefAPI surface — the same four rules that hold for every other engine on the key.
No OAuth app, no request signing, no per-site account. One key covers all 491 engines.
Every route is a POST with a JSON body. Parameters are validated against the published schema before anything is charged.
Credits, not seats. Failed and blocked calls are never charged, and cache hits cost nothing.
One envelope everywhere. meta carries latency_ms, record_count and the endpoint that answered.
From a metro station to a priced rental feed with landlords' phones
Resolve the station once, filter the market around it, then read the ads that matter in full.
Cian's own lookup: metro Арбатская is id 8 (two lines), the Арбат district is id 13, plus 5 residential complexes with their ids.
333 Moscow flats for sale within 10 minutes' walk of Арбатская on 2026-10-14, up to 28 per page, each with the printed price, price per m², rooms, areas, floor, every nearby station with minutes, coordinates and the seller's phone.
The full ad: price history with the previous price, view counter, Cian's feature table, rent terms where it is a rental, all photos and the seller block.
A dated, priced feed of Russian listings around one metro station, with price changes and the phone numbers the ads publish.

}What a Cian field actually contains
Fields that read differently from how they look. Every row was measured against live Cian ads on 2026-10-14.
| Field | What it holds |
|---|---|
| price_rub vs price_raw | price_rub is the total in roubles exactly as the ad prints it. Cian also stores a raw value that can be a price per m², per year, or in US dollars; price_raw keeps that value with its unit, period and currency. On commercial ads the raw value was 36,000 roubles per m² per year while the ad printed 3,501,000 roubles a month. |
| price_min_rub / price_max_rub | Large commercial ads offer several units and print a range such as 79,580,788 - 272,980,610 roubles. price_rub is then null and both ends are returned: 8 of 28 office-rent rows and 7 of 28 warehouse rows. |
| Dollar-priced ads | Some country houses are priced in US dollars. Their search card prints no figure, so price_text is null and price_text_was_placeholder is true; price_rub is the rouble price Cian itself computes (4,193,374,999 roubles for a 50,000,000 dollar cottage, the ad page prints 4,193,375,000). |
| price_period | month for long-term rent, day for daily rent ('from 3,500 roubles per day'), null for sales. min_price and max_price use the same basis. |
| tenant_fee_pct, deposit_rub, utilities_included | Rent terms as separate fields: the commission the tenant pays in percent, the deposit in roubles, whether utilities are in the rent and whether meters are extra. listing adds prepay_months and Cian's own terms table. |
| seller vs developer | seller is whoever placed the ad: kind owner, agent or developer, the agency or agent name, the account id and the phone numbers on the ad. developer (listing only) is the company that built the residential complex; it appears on owner ads too and is not the seller. |
| price_history and previous_price_rub | Every price change Cian lists for the ad with its date. 5 of 16 sampled ads had changed price, for example 5,200,000 to 5,500,000 roubles. |
| total and last_page | total is Cian's own count. Cian serves at most 1,500 ads per query (page 54), so a larger result set says so in a warning; narrow by rooms, price or metro to reach the rest. |
Region, metro, district and complex ids come from the regions and geo_suggest endpoints, which read Cian's own lookups.
Russia coverage, measured
Every number below was read from live Cian on 2026-10-14; two runs of 56 calls each returned the same filter counts within a few ads.
All Russian regions Cian lists (85 top-level regions, their cities by id or name), prices in roubles. Flats, rooms, houses, parts of houses, land, townhouses and 11 kinds of commercial property, for sale, long-term rent and daily rent.
Moscow: 96,155 flats for sale, 654 rooms, 15,028 offices for rent, 808 warehouses for sale. Saint Petersburg: 12,424 long-term and 60,183 daily rentals. Moscow Oblast: 39,675 houses and 41,620 land plots for sale. Kazan: 10,746 one- and two-room flats.
Moscow flats for sale 96,155: one-room 25,286, studios 7,478, new-build 58,112, 10-20 million roubles 25,127, 40-60 m² 29,731, owner-only 6,176, near Арбатская 1,078 (333 within 10 minutes' walk), district Арбат 433, one complex 101.
On 252 search rows across 9 property types: address, coordinates, photos, description and seller phones 252; printed price 249; metro 195 of 196 city rows; rooms on 126 of 140 flat and room rows. On 16 full ads: price history and view counter 16, metro 14, building year 9.
16 of 16 search ids resolved to the same ad in listing. The rouble price matched the ad page's own printed price on 16 of 16 ads, and the search row on 15 of 16 (one dollar-priced ad differs by 1 rouble).
1,500 ads per query (page 54). Coordinates-and-radius search, amenity filters and building class are not offered. View counters are not printed on every ad. Building year is missing on many new-build ads, which carry a completion year instead.
What people build with Cian
The jobs this data is most often used for.
endpoints
credits per call
Build a rent or sale price index for a Russian city by rooms, metro station and district, with price per m² on every row.
Track new-build supply: filter by residential complex, read completion year and developer, and watch price changes with listing.
Monitor owner-only ads in a region for lead generation, with the owner's published phone number.
Map commercial supply: offices, retail and warehouses for rent or sale with the rouble total, per-m² basis and VAT terms.
What Cian data costs
The cheapest call here is 1 credit, so $15/mo (Pro) buys 10,000 of them — $1.50 per 1,000 credits. Credits roll over and never expire, and failed or blocked calls are not charged.

The questions people actually ask before wiring up Cian.
Get a free key →Do I need a Cian account or a Russian IP?▾
No. Every endpoint reads public pages and Cian's own public lookups without an account or login, and you call reefapi.com from anywhere. Results depend on the region you ask for, not on where you call from.
Which property types and deals are covered?▾
Flats (including studios and new-build flats), rooms in shared flats, houses, parts of houses, land, townhouses and commercial property (office, retail, warehouse, free purpose, catering, garage, production, car service, business, building, domestic services), for sale, long-term rent or daily rent.
How do I search near a metro station?▾
Look the station up with geo_suggest (Арбатская is id 8 in Moscow), then search with metro=8 and, if you want, max_walk_minutes. Measured: 1,078 Moscow flats for sale near Арбатская, 333 of them at most 10 minutes on foot.
Does it return phone numbers?▾
Yes, the numbers the ad publishes, in seller.phones: on 252 of 252 search rows and 16 of 16 full ads in our check. The seller block also says whether the ad is from the owner, an agent or agency, or a developer.
Can I get only owner ads, or only one agency's ads?▾
seller=owner returns only ads placed by owners (6,176 Moscow flats for sale), seller=developer only developer ads (55,333). user_id takes any row's seller.user_id and returns that account's ads: 176 for one Moscow developer, the same number Cian shows on its profile.
How deep can I page?▾
Up to page 54 of any query, up to 28 ads per page, which is 1,500 ads, where Cian itself stops. Use sort=newest when paging: Cian's default order is its own ranking and repeated 4 ads across the first 4 pages in our test, newest order repeated none.
What does listing add over search?▾
The full price history with the previous price, the view counter (total and today), Cian's feature table (ceiling height, bathrooms, repair, view, lifts, parking), amenities, rent terms with prepayment, videos, the account's ad count and registration date, and the complex developer. A removed ad still returns its last data with is_active false.
Why is price_rub empty on some commercial rows?▾
Because the ad offers several units and prints a price range; price_min_rub and price_max_rub carry both ends.
What is the Cian API?▾
Cian API is a ReefAPI endpoint group for russia's largest property portal as json: flats, houses, land and commercial for sale or rent, with metro, rent terms and price history. It returns live JSON through POST requests under /cian/v1.
Is the Cian API free to try?▾
Yes. ReefAPI starts with 1,000 free credits, no card required. Cian calls use the same shared credit balance as every other ReefAPI engine.
Do I need a Cian login or account?▾
No login to Cian is needed for the API response. You call ReefAPI with your x-api-key header, and the playground can run live examples before you create a production key.
How fresh is the Cian data?▾
The page example is captured from a live search call, and production requests fetch live data through ReefAPI rather than a static sample.
How many credits does the Cian API use?▾
Cian actions currently cost 1-3 credits per successful call. Failed or blocked calls are free. All APIs draw from one credit pool.
Can I call Cian from an AI assistant or MCP client?▾
Yes. Connect ReefAPI once through MCP and your assistant can call cian actions with the same key, credit pool and JSON envelope used by normal REST requests.
24 Real Estate APIs on the same key
One key, one credit pool, one response envelope. If you are pulling Cian, you are one call away from the rest of the category — no second contract, no second integration.
